The corner block located in the university district of Ixelles, at the corner of rue du Printemps and avenue de la Couronne, extends over several parcels occupied by a disparate collection of warehouses, garages, open-air storage areas, shops, offices, and a few dilapidated dwellings. In addition to preserving three semi-detached dwellings with eclectic-style facades, the clearing of the interior of the block allows for the creation of a garden, a rare opportunity in the university district. Underground parking preserves this garden, which takes the form of a "light woodland," with permeable soil, dense vegetation at the bottom, and filtering at the top to manage overlooking and sunlight.

Along the avenue, three distinct buildings directly echo the urban fabric of the context. They follow the slope of the street and house five-storey student residences. Their first floors are home to programs designed to enliven the city: shops activate the Printemps and Couronne crossroads, community spaces welcome students, and porches open up vistas towards the heart of the block. The architectural style of each building is differentiated by its internal circulation system, the typology of its studios, the chosen relationship between interior and exterior, and the uses of its green roofs.

The materiality of the facades emphasizes strength and durability, with a patina and resistance to intensive student use in mind. The cladding is in solid, lime-washed bricks to match the texture and pattern of the reused material obtained from the demolition of existing buildings. External joinery is in stained solid wood, with galvanized steel hardware.

On Rue du Printemps, the building front consists of the renovation of three small residential buildings, plus three new apartment blocks. The first floor is laid out as an upper storey, providing privacy for residents. All units have street-side entrances and access to the communal garden within the block. South-east-facing loggias extend the apartments into the garden. The brick facades and stone and concrete stringcourses of the existing facades are cleaned, and the bays are fitted with new wooden joinery. The new street-facing facades are simple and elegant, with grey-beige solid bricks and brown-black-painted wooden frames.

In the interior of the block, a series of seven single-family homes are arranged along the high party walls. The construction is light, almost ephemeral. The single-pitch roof has a dual function: it opens up generously to the south and reduces the height of the garden. Each house is organized around a small patio, a generous well of light and sunshine. The building system is made of compressed earth walls from the earthworks and a solid wood frame.
